ABEOKUTA – The Chief Executive Officer of Pelican Valley Nigeria Limited, Ambassador Babatunde Adeyemo, has said the company’s flagship Pelican Brief Estate in Kobape, Ogun State, is being developed as a model for sustainable housing, urban planning and revenue generation that could serve as a blueprint for governments across Nigeria.
Adeyemo disclosed that the estate, which is designed to accommodate more than 2,500 housing units, demonstrates how private sector investment can complement government efforts in addressing Nigeria’s housing deficit while strengthening internally generated revenue through proper land administration.
According to him, the project goes beyond real estate development, offering a governance model that promotes compliance with planning regulations, transparent land documentation and structured urban growth.
He stressed that rather than merely criticising government policies, private developers should contribute practical solutions by establishing estates that comply with all statutory requirements and encourage responsible development.
Adeyemo noted that Pelican Brief Estate is among the few estates in Ogun State with a fully government-approved layout, a development he said simplifies the process of obtaining building approvals and protects investors from the legal challenges often associated with land transactions.
He added that the estate has continued to attract significant interest from Nigerians in the diaspora, with nearly 900 overseas investors already participating in the project.
The Pelican Valley boss explained that the influx of diaspora investors has also expanded Ogun State’s tax base through legitimate property documentation, statutory fees and building approvals, contributing to the government’s drive to increase non-oil internally generated revenue.
Speaking on the strategic location of the estate, Adeyemo said Pelican Brief Estate is situated along the Abeokuta–Sagamu Interchange corridor, providing easy access to major highways linking Lagos, Ibadan, Benin and other parts of the country.

He described the corridor as one of Ogun State’s emerging industrial and agricultural investment zones, attracting expatriates, commercial activities and large-scale farming operations.
According to him, Pelican Valley is positioning the estate as a premium residential community capable of meeting the housing needs of investors seeking secure and high-value real estate opportunities.
“We want to create a mini-Dubai in our space at Pelican,” Adeyemo said, adding that every stage of the development is driven by market research and long-term planning aimed at ensuring sustained property appreciation and world-class living standards.
