Pelican Valley estates in Kobape, Ogun State, are poised for a surge in property value following plans for round-the-clock electricity, high-speed digital connectivity, and the growing impact of the Gateway International Airport in nearby Ilishan.

At a high-level meeting held on Friday at Pelican Ecostay Apartments, Kobape, officials of CCETC Ogua Energy Limited, a Chinese gas-powered electricity company, unveiled a proposal to provide uninterrupted power supply to the estate—an initiative widely seen as a major boost for residents and investors.

Business Development Manager of the firm, Ojekunle Philip, said the company has both the capacity and infrastructure to ensure reliable electricity across the Pelican Valley axis. According to him, CCETC operates gas turbine systems generating between 32 and 34 megawatts within the corridor.

“We already have a 33kV line across this axis and maintain multiple power plants along the Lagos-Ibadan Expressway, including a 72MW facility in Ogere and additional plants in Magboro. This positions us to deliver consistent, high-quality power to Pelican Valley,” he said.

Philip noted that the estate’s rapid expansion and proximity to emerging industrial hubs make it well-suited for dependable energy infrastructure. He added that stable electricity would encourage more people to relocate from Lagos in search of a more comfortable living environment.

“With steady power supply, residents can enjoy premium living without the stress of Lagos congestion. This will significantly increase property demand and value,” he added.

In his response, the Chief Executive Officer of Pelican Valley Nigeria Limited, Ambassador Babatunde Adeyemo, described the proposal as a timely intervention that aligns with the estate’s eco-friendly vision.

“Our objective is to create a fully eco-conscious environment where luxury coexists with nature, free from the noise and pollution of generators,” Adeyemo said. “This proposal offers uninterrupted power, dedicated metering, and a cleaner alternative to the unreliable national grid.”

He explained that although the estate is already connected to a 33kV trunk line, intermittent outages persist, making the CCETC plan a more reliable solution.

Adeyemo also disclosed that discussions are ongoing with MTN Nigeria to deploy fibre-optic infrastructure and 5G connectivity within the estate, a move expected to further enhance its attractiveness.

“Combining 24/7 electricity with high-speed internet in a serene, eco-friendly setting represents the future of modern living,” he said.

The CEO highlighted growing investor confidence, revealing that over 1,000 Nigerians in the diaspora have invested in the project, with more than 100 buildings currently under construction across the 200-acre development.

He added that recent infrastructure milestones, including the commissioning of the Gateway International Airport by President Bola Ahmed Tinubu, are accelerating development within the area and strengthening its appeal as an investment destination.

“With the airport and improved infrastructure, property values here will continue to rise. Pelican Valley is not just a residential estate—it is a strategic investment hub,” Adeyemo stated.

He urged prospective investors to take advantage of the opportunity, noting that the estate remains one of the most promising real estate destinations in Nigeria.

“The momentum is already building. For anyone yet to invest, now is the time to act,” he added.
